Best Steak Tips (In Boston)

I know that most of the great steak tips are located outside of Downtown Boston ie Newbridge and Sonny Noto's, but I'm not looking to travel in this rain. Are there any decent steaktips withing a mile radius of Copley?

Perhaps slightly more than a mile away, but the tips at the Waterfront Cafe in the North End are terrific.
