I was there months ago and the kitchen was sooo slow. The waitress was very efficient and BEAUTIFUL! but I've been reluctant to return nonetheless. It was probably a fluke judging from the good reviews.
I've had City Limits' pancakes only once but their menu has buttermilk and whole wheat griddle cakes with a choice of strawberry, blueberry, or chocolate chip topping. I just prefer pancakes with fresh blueberries in the batter.

We just tried this after hearing about it for a few years - it is a delightful little shop, warm and inviting. We had a panini egg,sausage and...? and also shared pancakes. Great coffee too!

Try Pancakes Plus in Nanuet (5 Seegar Drive). Large pancakes, and they have different kinds of syrup including sugar free and reduced cal. Personally, I had plain pancakes and I've had their omlets, but others have raved about the blueberry pancakes. They are located behind ToysRUs, near Carousel Cakes, and down the road from Rockland Bakery.
And if you can drive further into NJ sometime, I recommend the Pancake House in Ridgewood.-----

Pancakes plus is an interesting little place there is nothing like it in Westchester County. I had the buttermilk pancakes and enjoyed them. There was a very nice cheese shop in the same strip mall do you know if it Is still there they had just opened when I was there about a year ago?

Another idea: Strawberry Place on South Broadway in Nyack. Nice selection of pancakes, waffles, and omelets, including blueberry.
Chowdom, the cheese shop--Laraia's--is still very much there. It's been there for years; what you saw about a year ago was their reopening after an expansion.-----
