What's the deal with Bloor St./Annex restaurants and closings?

We've been in the neighborhood for 5 years now, and I am astonished at the number of empty storefronts that have remained closed the entire time we've been there, not to mention the turnover off the food establishment business. We went away for 2 weeks in Sept., and in just that amount of time I've seen the following closures/reopenings/reincarnations etc.: Organics on Bloor, the place that used to be Dooney's, the other tea place, Nataraj, and the addition of Sushi Couture.
Can the neighborhood not support decent restaurants? That's not to say all of these places were decent, but why can't we get something good, and not another mediocre sushi place?

High rents? Student population tastes? Bad food?

I've lived in Toronto most of my life and restaurants on that Annex strip of Bloor tend to come and go fairly regularly. Maybe the high number of rentals and students make the population more transient - plus it's not really a foodie/bar destination place for those outside the hood. Just a thought.

And yet some places have been there for years: By the Way Cafe, Future Bakery, Serra, Country Style, Sarah's, etc. although not all of these places are good.

We're very lucky that Guu, Sushi Couture and Kenzo have decided to open in the hood.

Really?? Now that is exciting!! Whereabouts??

Is it the uptown Kenzo or the downtown Kenzo management that is expanding? If its downtown Im worried about decline of quality due to expansion.

Yes, very exciting. It's on the north side of bloor, just west of Walmer if I remember correctly. It looked like the paper was off the windows and the sign was up, although i drove by kinda quickly and didn't have a good look.

If the one on Bloor is anything like the one on Dundas, which I go to frequently, it will be great. I really hope the expansion does not lead to a decline in quality.

Yeah I know its a bit of a controversial spot for chowhounders, but I have nothing but love for the downtown spot.
