Best place for Pancake Breakfast Downtown?

Hi everyone

Where would you consider to be the best place for a pancakes breakfast in Downtown Manhattan? If possible not limited to weekend brunch....

        T-T-T-T-Triple Agreed. They also offer it in fresh blueberry and banana varieties.

          Ditto -- AND Clinton Street offers them every day for both breakfast/brunch/lunch and dinner.
