Brick Pit BBQ on 3rd Avenue

As I was riding the bus back from Home Depot yesterday, I noticed what looked to be a closed up garage or some other once industrial/storage structure on 3rd Avenue and about 6th steet. Spraypainted on the shudders were "Brick Pit BBQ -- Opening Soon" (it may have said Brick Oven, but I believe it was Brick Pit.

I don't know how long its been there as I don't often travel down that stretch of 3rd Avenue. If it is real, I'm wondering if the zoning in this area (industrial) would allow for real smoking of meats (meaning there would be no problem with widespread release of smoke into the air.

Anyone know anything about this?

    Here's a link to Brownstoner which has a good summary of the plans afoot for 3rd avenue. Unfortunately, they don't have an opening date for the bbq place.
