Best Down & Dirty Lobster in CNJ?

OK- - I need some help here. I'm looking for two things:

1) Best lobster in CNJ - -period. Can also be anywhere in SNJ if you wish. You know, a place where you can get inexpensive, delicious lobster?

2) Best loster in the LBI area? Same type of restaurant -- just good lobster - nothing fancy. For example, I love Pinky's in LBI -- there's a good example of "down and dirty" inexpensive lobster.
